The Bloomsbury Waterfront is a unique office development situated in the distinguished Walter Carrington Crescent of Victoria Island, Lagos, Nigeria.
The project is a premium office space that maximises the great views across the city’s waterfront within a strategic site plan that incorporates a green landscape and ground parking surrounded by a see-through boundary wall. Characterised by a white solid high thermal mass structure which reflects heat away from the building, and punctured with large irregular openings that allow for natural lighting and ventilation, the building meets contemporary environmental efficiency standards. The overall design incorporates renewable energy and sustainable building systems, with state of the art access control and security systems.
The building’s form, orientation and structural facade are designed for optimum solar shading, panoramic waterfront views, efficient office space and flexibility of tenancy in an open plan design. The building is suspended off the ground to minimise its footprint, making space for adequate parking, landscaping and human enjoyment. Designed to feature a lush sky garden with panoramic views over Victoria Island and Ikoyi, Lagos, it is evident that functionality, design for humanity and sustainability are the concepts behind this office building project.
Rising to a height of upto seven stories, the well deconstructed building, with its white and transparent structure draws attention to itself and begins to break the laws of modernity. The design style pays no relevance to meaning in architecture, symbolism and order, bringing a fresh design into the landscape. Towering above the reserved architectural context surrounding it, the design results in an office dwelling of unpredictability in a somewhat controlled and fragmented form.
